The history of candle making began with the discovery of fire. That makes it approximately 790,000 years old, based on evidence found in 2008 at the Gesher Benot Ya'aqov site in northern Israel. It is widely accepted that the first candles were actually torches that were used to transport fire.

The next crude candle that we know about was made by the ancient Egyptians by soaking straw or reed in naturally occurring resin or melted animal fat (called tallow). There is also evidence that the ancient Romans rolled papyrus and dipped it repeatedly in tallow or beeswax. This may have been the first instance of a true candle as we think of it today.

It is believed that candle making technology was developed simultaneously by many primitive cultures. There is strong evidence for this because most religions use candles; and candles are often mentioned in historical religious texts. For example, Hanukkah, the Jewish Festival of Lights, which centers on lighting candles, dates back to 165 B.C. In China and Japan, early candles were molded inside paper tubes, with wicks made from rolled rice paper, and the wax came from seeds and an insect called a "Cocus." In India, candle wax was made from the fruit of the cinnamon tree.

As early as the 7th century in the Byzantine Empire, the first professional candle makers, called chandlers, may have originated. In the Book of Eparch, which provided regulations for economic trade in the Empire, there are rules forbidding the use of beef or sheep tallow in candle making. According to Marcus Rautman in Daily Life in the Byzantine Empire, "Candle makers were required to work out of shops and not sell their goods in the street or market. They often sold their wares by weight and with separate holders; broken candles might also be brought to them for repair."

As you might imagine, tallow produced an awful stench. In the Middle Ages, in Europe, beeswax candles were introduced. These not only emitted a pleasant smell, but they weren't nearly as smoky. Very desirable, indeed, but very expensive. Beeswax candles were used in churches and in the homes of the very rich. The rest of the population continued to use the stinky tallow.

In approximately the year 1300, British oynters (people who melted tallow) formed a religious fraternity in honor of Our Lady and Saint John the Baptist. By 1456, this fraternity was granted a coat of arms, and it 1462 it was allowed to call itself a "livery," which meant that it was considered a formal trade association in the City of London. It regulated oils, ointments, lubricants, fat-based preservatives, and it managed candle making using tallow. It played a key role in lighting the streets of London after dark. Today it is called The Worshipful Company of Tallow Chandlers, and it maintains a hall near the Dowgate Hill exit of the Cannon Street Underground station.

Today, there are more than 400 candle manufacturers in the United States. In Europe, seventeen candle companies form the European Candle Association. Smaller companies or individuals may be members of the International Guild of Candle Artisans.

Today's commercial candles are usually made of paraffin, and are produced by pressing, drawing, casting, or dipping.

Student Letting Analysis For UK Residential Landlords

The student letting market is a niche market for landlords but one that can be very rewarding if a landlord gets it right but equally it's very easy and expensive if landlords get it wrong.

Landlords have been letting to students studying away from home for years. Originally the market was relatively small and concentrated in a small number of university towns. However, the explosion in higher education numbers since the 70's and 80's and now with the Government's aspiration to have 50% of 18-30 year olds in Higher Education by 2010 means that demand for accommodation has grown massively over the last 30 years.

The result has been the emergence of a "cottage industry" of student landlords in many towns. Many parents have helped solve their student off springs accommodation needs by financing the purchase of a single investment property to let out whilst their son or daughter completed their education. In this way they ensure that they have some where decent to live whilst also avoiding paying out dead money in rent and also potentially providing a good long-term property investment.

Demand for student housing

Data from the Office for National Statistics show that the higher education initial participation rate was 40% among 17 to 30 year olds in 2006/2007, down from the 43% achieved in 05/06 but still short of the Governments target of 50%.

According to Knight Frank the UK student population has grown consistently over the last 10 years. Total student numbers have grown from 1.8 million in 1997 to 2.5 million in 2007. Savills expect this to hit 3 million full and part time students by 2014. Growth has been driven in the main by domestic UK undergraduate demand. There is a trend to rising numbers of foreign student, with participation of overseas students at UK universities rising 67% over the past decade. Knight Frank research shows that in 1997 they accounted for 11% (international students) and 21% (postgraduates) of all students; by 2007 these figures had increased to 15% and 24% respectively. Both international students and postgraduates are more likely to opt for purpose built private student housing rather than shared houses. Foreign student numbers are expected to grow from 15% of all students in 2008 to 21% by 2018.

Current supply

Savills research estimates that there are:

*459,000 student beds in halls of residence
*680,000 full time students in Houses of Multiple Occupation (HMOs)
*259,000 full time students live at home with their parents

The number of students living at home with their parents has risen from 13% in 1996/97 to 19% in 2005/06. The number of full-time students living in HMOs has risen from 37% to 46% largely as a result of student number not being matched by the number of student beds provided within purpose built student accommodation.

As a general trend the supply of accommodation by private landlords has been falling in the last couple of years. This is in part to the HMO licensing regulations that came in 2006 and also as a result of the increasing number of private operated halls. In 2005 this type of accommodation accounted for around 7% of all bed spaces with the figure growing to around 10% in 2007. The expansion of private accommodation has partly been as a result of the increasing demand form post graduate and foreign students who demand and are able to afford higher rents and demand a higher standard of accommodation.

Future supply of student housing

Analysis of planning application data shows that there are approximately 78,000 potential student bed spaces in the planning pipeline at the end of 2006. 26% are at the application stage, 42% are awaiting full planning consent and the remaining 32% have planning consent and are under construction.

Student housing rent levels

Research carried out by Savills show that student rental levels have continued to increase over the last 20 years. Their opinion is that:

"This implies significant performance benefits over both conventional residential lettings and the commercial market, where cyclical downturns have resulted in periods of negative income growth."

However they did express some words of caution.

"increasing levels of supply may also suppress rental growth which suggests that location and proximity to universities will be the key determining factor."

Over the last 4 years according to research conducted by accommodation for students average rent levels have increased 17% from £52.44 to £62.48.

There are as one would expect large variations in rent levels across the country.

London and the south most expensive; Chester, Exeter and Loughborough are the high flyers, according to latest accommodationforstudents.com research (May 08)

The average weekly student rent in the UK is now £61.48, a figure 1.5% higher than last year according to the stats which are based on over 44,000 properties in 76 cities across the UK (see full table below). Over the past 4 years the average student rent has risen 17%, from £52.44 in 2004.

London leads the way with an average weekly rent of £102.85, 67% above the UK average. Moreover, it is generally more expensive to rent student accommodation in the south of the country. Middlesex, Cambridge, Guildford, Surrey, Exeter, Oxford and Brighton are all 20% or more costly than the UK norm. Two notable exceptions are Scotland and Ireland. St. Andrews, thanks, perhaps, to the attendance of Prince William, has an average student rent of £82.29, 34% above the UK average and the highest by far in Scotland. Edinburgh and Glasgow are also above average, but only 14% by comparison, with average weekly rents of £70.26 and £70.08 respectively, the first time Edinburgh has been higher than Glasgow since the research began 5 years ago.

Dublin has been included for the first time. It is not obviously part of the UK but is still popular with students from here; rents are second only to London at £87.68 per week, 43% above average. Belfast, by comparison, can offer inexpensive student accommodation, with average weekly rents being only £51.79, 16% below the rest of the UK.

Some traditional English redbrick universities: Liverpool (£50.52), Birmingham (£54.28), Manchester (£56.65), and Sheffield (£57.12) are still below the average UK weekly student rent (£61.48). However others, like Leeds (£62.03), Nottingham (£61.60), and Newcastle (£58.90) reflect their popularity by rising rent levels. All three have shown rent increases well over twice the UK average of 1.5% over the last year; Leeds is up by 6.5%.

Best value locations in terms of student rental accommodation are the less fashionable student towns like Crewe, Middlesbrough, Stoke, Wolverhampton and Bradford, with average weekly rents of between £40 and £45.

There are a number of 'hotspot' areas, Exeter, for instance, which now have an average weekly student rent of £77.54, 26% above average, and higher even than Oxford. Yet five years ago average student rents in the city were only £58, 34% less. Rents in Loughborough have risen 28% in the last four years, from £52 per week to £66.81. But the real current high-flyer in terms of student rents is Chester, where rents have gone up 14% in the last year alone, from £67.83 to £77.12, putting it firmly in the UK Top 10.

London unsurprisingly is still the most expensive city by far, although student rents in the capital have remained stable. However, in comparison, the rest of the UK is catching up. In 2004 the average student rent in London was 95% above the UK average of £53.44. Today, at £102.85, the weekly student rent in the capital is just 67% above the average of £61.48.

Landlords need to be aware that in viewing these figures that they are the average achieved across the accommodation types. These levels have in recent years been boosted by the upgrading of student accommodation brought about by the contribution of purpose built private sector student halls. The awesome force that was the Salad Pig, circa 1989. Shot in a day, using a video camera the size of a small elephant on hire from Radio Rentals, this was the first and penultimate venture into the world of cinematography for our heroes. Unscripted and undaunted, using only a box of props hastily assembled from whatever they could steal from their parents fridges, wardobes, garages etc, they laid down the foundations for what was to become almost a few massive months of relative obscurity. Sadly, the whereabouts of arguably the "Pig"'s greatest work; "Man with Book (Give it Back, Give it Back), is today unknown and feared lost for ever. However, rumour has it that acclaimed TV producer and all round nice bloke Russell T Davies may in fact still have a copy, probably in a downstairs lavvy in one of his many residences somewhere. Good wedding photography is all about energy. For this you need a really good breakfast. Low calorie cornflakes just won't do! The photographer has to plough energy into the day, in order to make a real contribution. They need to justify the faith and financial investment of the couple by returning the compliment of their booking with energy and effort. You cannot beat a proper English breakfast before charging around with no break, from morning visit, right through until sometime in the late afternoon or early evening: Fried bread, bacon, beans, toast, eggs, black pudding, with orange juice and plenty of tea. Proteins, fats and vitamins are key to performance.

Blimey, don't some people waffle. I started as above, not to illustrate a rule but to open a discussion about both ways of working and dogma. Whilst I benefit from a good breakfast before cracking on with a day's work, some people are in fact quite happy with a coffee or a bowl of cereal. And even then, I only use this to demonstrate a broader point about ways of doing things.

Quite a number of the photographers I meet seem to feel the need to have a variety of burdensome philosophies, when in fact they would be better off responding to their customers' needs and even their own needs. It's probably true of so many walks of life but it has become a bit of an unnecessary mantra in some quarters. They have worked out what works for them and then they want to talk about it a lot and tell everyone else that this is the only way of doing things. There are in fact many ways of working and different photographers suit different clients best.

My personal way of working on a wedding day is presently pretty high energy. That is to say that I run around, exhausting myself, so that other people don't have to. It's all part of the service and I do tend to make sure I eat well before beginning a day's photography. However that is not the only way of doing things and I know some very nice photographers who offer low-key photography for people on a budget that really hits the spot for their clients.

People get tied up with their philosophy and it can even get in the way of their business. Some photographers will not use flash and even refuse to photograph afternoon wedding in the winter. This seems a bit barmy to me, when there are some great flash units out there; there is plenty of winter and dark days in the autumn. With good flash equipment and competence, a photographer can photograph a wedding in the dark. I strongly suspect that they could learn flash but choose not to, as it can be scary for some, to begin with. It is therefore easier to "have a philosophy" against flash or only in favour of natural light and this saves learning a new competence.

The future will bring many changes, advances in technology and as a result of those, I assume that I will change my ways of working and the kit in the bag.

Here today, gone tomorrow, bars have a reputation for short-term success. But a few have the ability to ride the times and keep on top of the game.

Ten years ago, I was sitting in The Groucho Club one late summer's evening discussing with a now well known haute couture designer, the new wave of drinking culture that was enveloping the capital, arguing that London really had never been so exciting. Up until that point, drinks were very much a secondary element of the overall experience - wine was simply white or red, beer came only in a pint glass and vodka was whatever paint-stripper the barman chose to pour. But in the nineties, we were on the cusp of a cocktail movement. New-world wines were making the Chardonnay and Shiraz as commonplace as the Bordeaux, while new conceptual drinks like Red Bull were seriously shaking up the market, broadening people's drinking landscape and challenging us to think about drinking as more of a lifestyle. Slowly, what was behind the bar appeared to be taking over the focus of the night. People were whispering rumours of late night bars that were open into the wee hours, where glamourous glitterati rubbed hips with the international jet-set over Manhattans and Martinis. They, along with The Groucho, were the places everyone wanted to be seen and their popularity seemed untouchable to all but the most cynical.

Of course, everything has a lifespan, we cynically agreed: fashion is dead in a season, and a fashionable bar - well you wouldn't want to bet the house on it would you? We both concluded that fashions simply can't last and those bars, which today were the subject of snaking queues, would quickly turn to yesterday's news as would the drinks that were being quaffed within. Of course, in most cases we weren't far wrong. Mondo, Saint, Titanic, Riki Tik... all have fallen by the wayside having once been celebrity favourites of their day. Many others have turned from exclusive A-list excellence to godawful tourist tat. The Gin Sling became the Sea Breeze became the Bramble became the Vanilla Mojito...

But it's not all doom and gloom. Today, another ten years hence, I am back in the same leather couch of the same Groucho, and ordering from the menu a Red Bull, a drink whose ability to transcend fads and trends seems to symbolise the aspirations of nightlife culture. It has history and heritage and has attained almost timeless appeal. Fashionable works for a while, but every owner, manager and promoter hopes and strives for one thing ultimately - and that is to be the next classic. Because the classics, while small in number, exist on a plain far superior to fashion. Dotted amongst the sprawling community of one-off wonders that populate the bar world, a few classics really have stood the test of time, riding the cyclical waves to achieve immortal credibility. The Groucho is one of those timeless classics. Through the years it has always been at the top of its game, its members' list comprising the same names that populate the pages of the celebrity press together with the successful and powerful in the world of media.

Nowadays, octogenarian founder members sit comfortably alongside young achievers and its long-term future would appear to be set in stone. Embassy is another long-time winner - or more to the point, its ever-present Rock 'n' Roll proprietor, Mark Fuller, who ran the original Embassy twenty years ago with equal success. This most recent incarnation of one of London's most famous clubs, now with a fine dining restaurant that counts among the capital's very best, and glitzy nightclub in the basement, is a rare constant in the oscillating world of the fashionable. Another face that has always been associated with bar and club supremacy is Jake Panayiotou who ran original celebrity hot-spot, Browns for a decade before moving on in its hay-day. His last few years at the helm of the Wellington Club in Knightsbridge have seen the age-old members' club climb to yet new heights. But it's not only members' clubs that can battle through the ages unscathed. Music-led venues such as Medicine Bar in Islington, Bar Rumba, The Cross, Bar Vinyl and The End have all proved their mettle, while the likes of Hanover Grand, The Gardening Club and Iceni have collapsed into the annuls of 'hip' history.

So, what is it that sets the one-hit-wonders apart from the immortals? What makes a classic? Three characteristics seem to pump through the veins of all the long-term winners.

"Quality, choice and adaptability," says Cas, The Groucho's pre-eminent bar manager, as he deftly shakes up cocktails from behind the bar. "You have to offer a quality experience in the drinks, the music, the food and the people. You must give customers what they want and you have to adapt to the times." Subtly underlining the point, my Red Bull silently arrives at the table on its own tray, dressed with a single, perfectly folded napkin.

Can staying power really be so simple to achieve? With twenty years of success behind The Groucho, the club is quite an authority on the subject, but it was Darwin who concluded that "the fittest win out at the expense of their rivals because they succeed in adapting to their environment." Sounds pretty familiar to me and, let's face it, you can't argue with Darwin.

FITZROVIA: Social

A collaboration between bar gurus The Breakfast Group and music gurus, Heavenly Social, this backstreet concrete bunker of a bar offers some of the best DJ-led and live music about. Now with sister venues in Islington and Nottingham, Social is destined for a big future.

Basic Bikini Waxing For Women - The Perfect Wax Series Friday, October 29, 2010

A basic bikini wax can be considered the removal of any pubic hair outside of a normal knicker line. Some clients may prefer to have hair removed from slightly further inwards than their knicker line so as to eliminate the risk of any longer hairs creeping out the sides of their underwear or swimwear.

Basic Bikini Waxing for Women - The Basics

* It is not necessary for clients to remove their underwear for a basic bikini wax. Depending on the salon's policy and client preferences, a tissue can be tucked either side of the client's underwear to prevent any wax from getting on the knickers, or disposable paper pants can be worn instead.

* Disposable vinyl gloves should be worn by the therapist for all bikini waxing treatments and disposable spatulas used each time the spatula is dipped back into the wax pot. Following these procedures will eliminate the spread of any bacteria or infection through 'double-dipping'.

* The use of a new-generation non-strip wax (as opposed to conventional strip wax) is advisable for basic bikini waxing, due to the sensitivity of the groin area. Non-strip wax is kinder than conventional strip wax because it sticks to the hair, not the skin. It does not 'pull' as other waxes might, thereby minimising client discomfort, and it causes less breakages and damage to the hair which in turn reduces the risk of ingrown hairs.

Basic Bikini Waxing for Women - The Treatment

* Sanitise the skin on the area to be waxed with a cotton wool pad and an appropriate cleansing solution to remove any body lotion, dirt or perspiration.

* Apply a thin layer of a suitable, light-textured oil on the area to be waxed, e.g. in the thigh crease, on the thighs if there is any pubic hair here that needs removing and as far in towards the centre of the pubic bone as you intend to wax. This will create a barrier between the skin and the wax, reducing the amount of skin cells removed and causing less irritation and trauma to the skin. As well as pulling less on the skin (which hurts the client), it also means that the waxed area is not left sticky.

* Blot any excess oil with a tissue. Too much oil on the area will be counterproductive and will stop the wax from sticking.

* Starting with whichever leg is closer to you, bend the client's knee and allow the thigh to relax with the leg in a right angle position.

* With a medium-sized spatula, apply a thin layer of the non-strip wax in the direction of the hair growth. The wax strip should be no longer than 8cm long, an inch wide and around 2mm thick. At the end of the wax strip, you need to create a thicker 'lip' of around 4mm in thickness. This lip forms a handle which you can easily hold on to in order to pull the wax off in the absence of a paper or fabric strip.

* Wait for the wax strip to set. This should take no longer than 20 seconds if the wax was applied to the right consistency and is not too thick. While waiting, you can apply a second wax strip elsewhere on this side if the hair covers a large area.

* Holding the lip of the wax strip with one hand and pulling the surrounding skin taut with the other hand, pull the wax off the skin in the opposite direction of the hair growth, working quickly and firmly. Any indecision or slowness at this point will cause the client some discomfort.

* Immediately afterwards, firmly place your hand over the area which has been waxed, holding it for a second or two. Applying pressure on this area will take away any immediate client discomfort or stinging.

* Repeat this process as you work inwards as far as the natural pant line, or slightly further in towards the centre of the pubic bone, as per the client's preferences. When finished, the client can lay her leg outwards in the normal resting position.

* Repeat the process on the second side, ensuring that the client's other leg is bent outwards.

* In some cases, hair growth on some clients grows up towards the tummy button and high up on the front section of the pubic bone. In these cases, clients will usually want the line straightening and lowering on this area so the hairs do not sprout out of the top of the underwear, in which case an extra wax strip should be applied here.

* When you have waxed both sides of the bikini area and above if necessary, check that the lines created are straight and symmetrical.

* Check the area for any short hairs that were not picked up by the wax but are long enough for removal. These can be plucked out using a sharp pair of tweezers.

* Apply a small amount of after-wax gel mixed with oil to the waxed area to nourish, soothe and moisturise the skin.

Basic Bikini Waxing for Women - Aftercare

* Allow 24 hours for the follicles to completely close and return to normal. Localised 'red dots' where the skin has been waxed are completely normal. This happens because each hair has its own blood supply and when the hair is taken from the root the blood supply rushes up to the surface. These red dots should slowly clear as the body cools down after the wax, although this may take slightly longer for clients with sensitive skin.

* Fake tans, massages, extreme heat treatments (e.g. very hot baths or showers, saunas, steam rooms), swimming, sunbathing (including sun beds or any other exposure to UV light) or tight clothing should be avoided for 24-48hours. It is also advisable to try and avoid exercise for 24 hours as a build-up of sweat in the open hair follicles could cause unsightly spots. Do not scratch or touch the area with unwashed hands.

* Starting from 48 hours after the wax, moisturise and exfoliate the waxed area regularly to reduce the risk of ingrown hairs, using suitable products that are not too heavily fragranced. If any irritation has occurred, antiseptic cream can help. Dead sea salt used as bath salts can also help prevent infection as can anti-bacterial shower gels. Soothing lotions and gels, especially those containing products such as tea-tree oil, aloe vera and witch-hazel can also alleviate irritation.
